Building as a single element of the city has an inevitable influence on its urban surrounding. During the design process, it is crucial to consider this mutual effect to create a win-win relationship between the building and the city. Our approach to each of our projects have somehow been in line with this criterion. In Kohan Ceram project, our mission was to have minimum formal disturbance to the city. In this project, however, form was the key to realizing the essence of the project. Here, the formal elements were used in both the overall entity and the individual parts. Hitra Commercial-Office Building is located at the sloped intersection of two main streets in Velenjak neighborhood of Tehran. There is a 15% elevation difference throughout the site of this project. Above ground floors of the building are dedicated to office units. The commercial zone and the entrances were arranged to create outdoor green patios for people to relax. These platforms are aligned with street levels on both sides of the building to create an urban plaza for the public. Opposing the common urban development in the city, were most buildings are designed based on personal benefits, this project tries to create a win-win opportunity for both the commercial units and the city by creating a public space for the neighborhood which is highly needed in a city like Tehran. These small public platforms transform Tehran neighborhoods into more dynamic spaces in which commercial zones have more connection to the surrounding urban areas. The main criteria of this project was to reevaluate the morphology of a typical office building to improve the quality of natural lighting and view without altering the optimum built area of the building. The standard regulation for office buildings in Tehran indicates that the occupation area of the building should not exceed 60% of the land area + 2m. Following this rule, usually a portion of the land area would be used as a central light well, to provide light to the central units. Moreover, the allowable proportion of glass to other materials used on the façade is 40%. These two regulations were reassessed during the preliminary investigations of this project in order to optimize natural lighting and view. Another criteria was to create an integrated system for the commercial and office zones. The primary volume of the project was formed by relocating the interior void to the surface. This void not only forms the main entrance, but also provides light and view to the central units. This new morphology increases the surface area of the building in contact with the city and connects people to the office zone through the created welcoming entrance.  Following the existing slope of the site, the commercial zone of the project was formed in three levels. There are two entrances (North and South) to the office section both of which connected to the administrative lobby of the complex. As mentioned before, two of the main considerations were to create an integrated volume and to reevaluate the 40% glass use on the façade. Moreover, it was important to avoid forms which cause disruption in the city. Considering all the above criteria, an integrated double skin façade was created with the outer porous skin formed by brick and torques metal frames. The combination of brick and metal frames formed modules which enable bigger openings on the façade. Based on this idea, a homogeneous mass was formed which creates a varying combination of brick and turquoise colors for the viewers based on their location and viewing angle. Size of the frames vary based on their location on the façade. Moreover, the continuous glass windows on the inner layer of the double skin allow for proper sunlight penetration to the office units, reducing the electricity consumption throughout the building. These opening provide access to the outer shell of the building.

The Commons Saladaeng is the second development from the Commons family.  It is a venue for various F&B outlets along with other services and activities.  The project is nestled in a vibrant Bangkok neighborhood called “Saladaeng” which means a red pavilion.  The neighborhood is being called that way because of the strong presence of a small train station with a red gabled roof that stood distinctly in the middle of the rice field a hundred years ago as part of the first railway line of the country.  The design pays homage to this little-known history of the neighborhood.   Red rubber corrugated sheets are chosen as the main architectural material not only because of its crimson color but also for its acoustic property and for its corrugated surface that hints the character of the roof material of the past.  The clear and the red transparent corrugated sheets which have different levels of visual transparency add a layer of complexity onto a simple form of the architecture.   Eight small gables, reminiscent in scale of those in the past, are made possible to accommodate the present-day needs for wider interior spaces with the use of a specially designed M-shape roof structure.   The new roof structure reconciles between the sentimental scale of the past and the operational scale of the present. The best feature of the site is the large 15-meters-high ficus in the front.  The building facade forms a concave curve receding away from the tree to minimize disturbance to its branches and roots and at the same time emphasizes the tree itself as the main focal point of the space.  The building middle volume that is carved out as an open-air public space is oriented towards the tree as the main point of interest.  At the same time, the tree helps screening out the visually incongruous context across the street while adding a level of privacy and intimacy to the space within.  Living and working in the high density CBD, Saladaeng people yearn for an open-air area that can provide a comfortable micro climate.   Almost 30% of the building footprint is provided as a “Common Ground,” a large open-air public space that welcomes passers-by from the street level to cascade upward connecting the restaurant and coffee bar on the ground floor up to the food hall on the second floor and the multi-function hall on the third floor.   This architectural cascading ground fuse large steps with platforms, seating and planting.  It is equipped with large industrial fans generating “laminar flow” (continuing low-velocity through ventilation) through the entire space.   This welcoming, generous, well shaded, relaxing, breezy open-air space effectively functions as a communal living and dining area, suitable for Bangkok tropical climate. This “Common Ground” is a modifiable groundscape.  A special pallet unit system is designed as an architectural device that can interplay with the cascading steps to transform the space into different configurations for various kinds of activities.  The system can be used to create a series of small flat areas throughout the space for setting up booths during weekend market.  It can be staggered into various steps for children’s fun experience. It can be arranged either for a small platform for intimate music performance or for a large stage for a big music band and adapts the entire space into an informal open-air concert venue.  It can be used to organize the space in any other infinite number of configurations for future events. As opposed to other larger commercial spaces that have separate areas to offer diverse types of services, this small-scale development needs to answer to the limitations of space while striving to provide a place for multiple activities to meet the needs of the community.  “The Platform” is a new concept space adopting the sharing economy approach as a driving force for the space planning and the innovative operation.  Rather than dividing up the “space” for different functions, “The Platform” dividing up the “time” of a single space instead.  With careful architectural design for this highly flexible space, various programs ranging from cooking classes, chef table, bar, exercise and yoga classes, children’s art workshops, movie screenings, parties, to a small jazz venue can happen in different time slots throughout the day and the week within this single space. The Commons Saladaeng is an innovative urban lifestyle architecture, well rooted in its local context and climate with a sense of place.  The project is embedded within the neighborhood, always adapting itself to answer to the life of the community.

As a new cultural, tourism and retail destination that will spearhead the future lifestyle of the city, OCT OH BAY combines diversified programs such as open public plazas, an ecological park, exhibition, office, business, commerce, tourism and shopping. The project seamlessly blends art facilities, elaborate landscapes, and commercial facilities along the waterfront park and bay. OH BAY promotes the spirit of innovation, dynamism and diversity of Shenzhen.   On the East bank of OCT OH BAY, a four-story experiential retail park is linked by gently sloping ramps, escalators and bridges layered beneath an expansive green roof ribbon. The traditional shopping experience is transformed with an abundance of natural light and choreographed circulation. The 35,000 m2 RETAIL PARK consists of multiple pebble-shaped three-story volumes arranged organically along an elaborate waterfront park, facing south. These organic forms harmonize with nature on one side while multiple penetrations along the north side address the urban context. The porous nature of the project naturally draws visitors from the waterfront into the open-air retail environment, integrating shopping, food, and beverage venues seamlessly with nature. The second and third floor volumes are stacked slightly off-kilter, shifting, and tilting as they rise above the ground plane. This movement creates sheltering overhangs a dynamic terraces with breathtaking views beyond the waterfront park to the ocean. The boundary between building and nature, commercial space, and park land, is completely blurred, allowing for an unprecedented integration of retail development and a natural landscape. The shifting volumes and extensive green roofs funnel breezes throughout the site and provide shade and respite from the sometimes harsh summer heat. Two landscaped gentle pedestrian ramps rise from either end of the project, east and west, to create three-dimensional paths for visitors from public park to every level of the commercial zone including the green roof garden. This vertical pedestrian access conjoins gentle ramps, stairs, and rest zones with trees, flowers, and art installations. Located in the center of the lower-level retail is a 50-meter-wide sunken plaza. This celebration space will accommodate diverse events, exhibitions, and impromptu social gatherings. It is the culmination point for public access from the subway station in the north-east and the gateway to the waterfront park through a cascading water garden. Gently undulated green roofs, as mentioned above, tie all volumes of the development together, creating a unique setting adjacent to and above the waterfront park.  From these roofs, visitors have spectacular views of the ocean beyond. The roof garden terrain has a diverse landscape that includes a flower garden, a cascading sculpture garden, an outdoor performance terrace and undulating running trail. The undulating running trail floats above the retail circulation and gives exercise enthusiasts a thrilling experience with 360-degree views from the ocean to the city and beyond.

Project description: A rectilinear composition creating offices opening into landscaped terraces along an arterial city road, Stellar is a commercial building with retail spaces at the 3 lower levels and offices at the upper 4 levels. This 110 meter long building is fragmented at the upper floors with north facing terraces and is punctuated by a large 2 level angular office space on the north west corner. Designed in conformation with a very specific brief, retail spaces occupy the lower levels along the extensive road frontage. Small offices constitute the upper levels with 30% of the offices opening into landscaped terraces. The owner of the development wanted a clearly discernible office space of 500 sq meters. Angular folded planes create this office, set back from the road junction at the north west corner, punctuating the rectilinear composition of the rest of the building.  Created with rust red colored composite aluminum sheets this angular office volume is nestled within an open north oriented terrace. This office space is deliberately designed to contrast with the rest of the building creating an interesting juxtaposition of color, volume & geometry in addition to creating an individual identity based upon the brief. The simple rectilinear geometry with muted color tones & the complex angular geometry awash with color contrast to create a unique composition. Large openings towards the northern side, smaller recessed windows on the southern side, reduce heat gain in response to the high temperatures of the location in Ahmedabad city in India. Temperatures in this city are in excess of 35°C for 8 months annually. All the terraces are connected to a rainwater harvesting tank & all water is recycled and reused. Solar panels at the terrace harness the abundant solar energy available. This office and retail space building is contextual to the site’s location, climate & the client’s brief, amalgamating them cohesively.

华发商都购物中心场地位于珠海南部新兴的商住区域,在整体占地3.8公顷的金湾航空新城中占据了金沙湖畔的核心位置。项目建筑规模约11.7万平方米,于2021年建成开业。其商业概念着眼于将传统的庭院式景观与“超现代”的空间概念相结合,为城市创建了又一亮眼地标及开放共享的公共空间。 方案布局将购物中心、商业街、滨湖商业体量及其附属的一系列湖景户外空间交织成一个整体,并通过玻璃顶篷系统对购物中心与商业街空间进行紧密串联,形成一个连续、便捷的防风雨步行系统。 外立面设计在提取传统砖石堆叠形式的同时,采用了灵感源自四维超立方的菱面体造型,来为外立面带来动感与活力,随后通过一系列板块的深浅色彩渐变,结合冲孔金属板搭配灯光的夜景效果来进一步分解建筑体量。照明设计强调了外立面的动感,引导人们前往商场入口,并回应了湖水波光粼粼的生动景象。 商业组团面向湖景与湖滨公园打开,充分利用通透的玻璃立面,结合拾级而下的建筑体量与绿植平台,达到模糊商业空间与自然景观边界的效果。与之相对地,我们为项目沿主干道的城市界面创造了一种相对隔绝的形象,朝向主街的外围建筑墙体均采用实面处理,用以有效的抵御城市噪音。而两个主入口的开口和一些零星布置的玻璃面,则为立面添加了窥向室内场景的窗口以及视觉的戏剧性。 方案的动线设计让人感觉像轻松地在花园中蜿蜒漫步一样。由入口开始将人们向商场中庭与商业街逐步引领,并借助一系列通路与空间的交织,向花园以及湖畔延伸开来。同时,方案独特的景观规划,包括庭院喷泉、多变的湖畔活动空间、临时展销亭及展演舞台等,也促使着人们在这片区域中逗留与徘徊。 可持续性是项目设计的主要考虑因素之一。设计为零售街提供了有盖人行道网络,最大限度地利用自然和场地条件创造宜人的户外空间,如利用湖面的盛行风创造良好的通风等。设计在室内不同区域采取了多种节能控制措施,如在购物中心中庭设置天窗提供自然采光,在后台及设备区域则配备分区、定时传感器等设备,减少照明对能源的消耗。此外,设计还通过平衡实心外墙和玻璃比例、使用低能耗玻璃减弱热传输等措施,降低整体能源消耗。项目已获得二星级绿色建筑设计标识证书。 设计回应并强调了珠海的自然风光及户外生活方式,将常规的购物中心模式转换为一种与大自然紧密联系的室内外商业体验,创造了新的商业空间体验范式,也为金湾片区带来了一处全新的购物胜地。
